Cityvolve is a full-service real estate development firm and actively acquires, develops and manages properties for its own account within the Charleston-North Charleston MSA. Additionally, Cityvolve partners with key owners, investors and clients providing development management, owner’s representation and consulting services.
Owner-Developer-Manager
Cityvolve actively seeks out properties for acquisition and development. The company’s primary focus is on commercial areas within neighborhoods that are poised for redevelopment and revitalization. In many cases, Cityvolve retains long term ownership and management of its properties. The company specializes in redeveloping existing buildings, historic and non-historic properties.
Additionally, the firm undertakes ground-up development in urban infill locations. When possible, the company utilizes tax credits such as the SC abandoned building tax credit and historic tax credits.
Development Management
Cityvolve manages development projects on behalf of property owners and investors who do not have the time, expertise or internal staff to develop their own projects. In a development management role, Cityvolve manages all of the tasks involved in the development process, starting as early as property identification and acquisition.
Preliminary tasks involve property evaluation, due diligence management and financial modeling. Because of its experience with development, clients can rely on Cityvolve to interface with debt providers to finalize the capital stack.
Once a property is acquired, Cityvolve will assemble a design, engineering and construction team to design and build the project. Along the way, Cityvolve utilizes its expertise to ensure the project is attractive to tenants.
Owner’s Representation
Cityvolve’s Owner’s Representation services are similar to those of a development manager, but they vary slightly. Owner’s representation is utilized when an owner of a business seeks a manager to oversee the construction of a facility for its own use. Usually the business does not have the time or expertise to oversee and guide a project in an efficient manner.
With Cityvolve assisting as an Owner’s Rep, the owner will realize cost savings and shorter project timelines enabling their businesses to open on time and under budget. By hiring Cityvolve as an Owner’s Rep, the owner is able to maintain focus on their respective businesses.
Development Consultant
The real estate and development field has grown in complexity over the past several decades requiring expertise to navigate valuation; feasibility, zoning and permitting; market demand; incentives and tax credits; design and engineering; and current best practices in real estate and development. Cityvolve provides well founded insight, advice and analysis related to their client’s properties and projects. Additionally, Cityvolve provides development and planning consulting for public master planning efforts.
Cityvolve Commercial Realty
To supplement its development activities, Cityvolve established Cityvolve Commercial Realty (CCR) in 2014 to provide a full array of brokerage services for select sellers, buyers, landlords and tenants. The CCR team works on behalf of its’ clients providing the full horsepower of the firm, providing the best possible outcome and success for its clients.
Ensuring full alignment with its clients, Cityvolve does not participate in dual or designated representation. Trust and integrity are pillars of Cityvolve’s business. Clients are comfortable knowing that the CCR team is looking out for their best interests.
