  • Cityvolve was founded in 2013 by Jeff Baxter and Jim Haley to pursue commercial development work within the Charleston, South Carolina region. After spending over a decade working on redevelopment efforts at the former Charleston Naval Base in North Charleston, the partners were eager to step out on their own to pursue adaptive building reuse and urban infill projects.

  • In the beginning, the partners focused on an area they know well surrounding the former naval base, the Park Circle neighborhood, North Charleston’s historic district. As one of the South’s oldest versions of a ‘Garden City’ and a self-contained community, Park Circle was only befitting for Cityvolve’s inception.

  • Early Cityvolve development projects included 1070 East Montague, Marquis Station and Commonhouse Aleworks. These projects demonstrated Cityvolve’s keen understanding of tailoring development projects for the community in which they are located. This work built a foundation that attracted a growing list of sophisticated investors, clients and development partners.

  • Cityvolve’s beginnings in Park Circle led to the company’s acquisition of properties from 200 Rutledge Avenue in downtown Charleston to Magnolia Square in Summerville, SC. The company expanded its development management foothold in 2017 when a local, well respected investment firm hired Cityvolve as the development manager to manage Eastport Commerce Center, a small-format 64,000 s.f. Class A industrial building just west of Summerville.

  • While these projects were underway, Cityvolve Commercial Realty (CCR), the company’s brokerage entity was formed in 2014 with Jim Haley as the Broker-in-charge. From 2014 until today, CCR works with a select group of clients in buyer and seller representation. Additionally, Cityvolve assists landlords and tenants in leasing representation services. In total, Cityvolve has represented clients on more than 70 lease transactions and over $30M in property transactions.

  • In January 2019, Anne Lawless joined the Cityvolve team to help expand the reach of the company. As a Development Associate, Anne supports the company’s development efforts along with commercial brokerage and marketing and branding efforts. Collectively, the team continues to pursue meaningful and profitable projects throughout the greater Charleston-North Charleston MSA.
