140 N Main Street is a 13,000 s.f. professional office building originally built in the 1950s before being renovated in the early 1990s. Cityvolve acquired the property in August 2019 and began construction in January 2020 completing a full renovation of the main entrance lobby, common areas, tenant suites and restrooms. The exterior of the building was modernized with architectural and façade improvements. An addition was constructed, housing an elevator and lobby providing a more welcoming entry and full ADA accessibility. New high quality and high efficiency mechanical, plumbing and electrical systems were installed. The surrounding parking lot and landscape were reconfigured and enhanced.

The former Charlestowne Academy school site was successfully transformed into a professional office campus, now known as Ten Mile on Rivers. Sitting on “Ten Mile Hill,” a reference to the mileage marker from Broad Street, this 5-acre property is located in the center of the region with unparalleled access to I-26 and I-526.

The 1950’s school building boasts an updated facade, new roof, interior enhancements, high ceilings with light filled spaces and 100% new MEP systems. One of Goose Creek’s first breweries, Stones Throw Brewing, occupies the former Goose Creek Fire Station at 101 Button Hall Avenue.  Cityvolve worked with the City of Goose Creek to purchase and renovate the building. The purchase required that Cityvolve convert the building into a cool and unique amenity for the City of Goose Creek. 

The brewpub features a brewhouse, spacious taproom, wine and liquor bar, indoor and outdoor seating, and a full-service sit-down dining area in a family friendly environment. The owner is a long-time Charleston brewer and experienced business owner in the food and beverage industry.

Magnolia Square was originally built 40 years ago to provide office space for financial, legal and medical users. In 2019, the property and parking lot were in need of investment and renovation. Cityvolve increased the occupancy from 60% to 100% after renovating four tenant suites. Additionally, a major redesign of the parking lot and building exteriors enhanced the appearance, safety and functionality of the property.

In 2018, a local investor partnered with Cityvolve to purchase the former De Ja Vu club at 4628 Spruill. The property had undergone years of deferred maintenance and had turned it’s back on the street with boarded up windows.  Cityvole embarked on a major cleanup and renovation of the property which is now the home of Jackrabbit Filly, headed by James Beard award winner Shuai Wang. The adjacent suite is home to Barrelli Barber. The building is now repositioned as an eclectic and hip addition to the Park Circle neighborhood.

200 Rutledge Avenue is located within the heart of Charleston’s dining scene, an on the edge of the MUSC medical campus. While the building was in relatively good shape, a renovation was in order to update the second floor residential units. The units are now available for short term rentals after extensive renovation. Walgreens took occupancy of the first floor space after a major renovation converted the former pharmacy and doctors office into a Class A specialty pharmacy.

The 4610 Spruill Avenue project represents the first major building renovation along the Spruill Avenue corridor. The former diesel repair garage was filthy and dilapidated after decades of being in service. Cityvolve managed the cleanup and renovation of this building for a client. Today, the building is a hub of activity with a refreshing, eclectic and creative tenant group.  This renovation helped set the stage for several additional renovations along Spruill Avenue.

Cityvolve was instrumental in helping the owners of Commonhouse Aleworks realize their dream of running a successful brewery and tap room. Planning for the brewery began in 2016 and in 2017, Cityvolve sold a 0.25-acre lot it owned at Empire Avenue and O’Hear Avenue to Commonhouse. In addition, Commonhouse hired Cityvolve as its owner’s representative to manage permitting and rezoning; design and engineering; and construction for the new facility. Today, it’s hard to imagine the Park Circle neighborhood without Commonhouse, which has become a true community asset.

Once an appliance parts store, 1033 East Montague is now a family run cidery and tap room. The Jamison family knows cider, but when it came to managing the building redevelopment process, to customize the space for their needs, they turned to Cityvolve for help. The redevelopment has furthered continuation of adaptive reuse and revitalization of North Charleston’s primary historic business corridor. Cityvolve assembled and managed the design, engineering and construction team for the project. Additionally, Cityvolve coordinated specifications with the equipment company responsible for providing the apple and cider processing equipment.

MayRiver Industries, a local real estate investment group, selected Cityvolve to act a development manager to oversee feasibility studies, permitting, planning and construction for a small format, multi-tenant Class A warehouse. The product type has been identified as a gap in the local marketplace. Cityvolve was instrumental in delivering Phase I of Eastport Commerce Center, which includes a 64,000 s.f. tilt-wall industrial property. The building is subdividable to 8,000 s.f. increments and expandable to 128,000 s.f. in Phase II. The Cityvolve team continues it’s development management role through lease up of the building, assisting the leasing team through complex lease negotiations and overseeing tenant upfits.

Cityvolve represented a local investment group with their purchase of 1016 East Montague. The building had formerly been home to a regional EMS training center which was obsolete and unattractive. Cityvolve provided project feasibility analysis to determine the appropriate acquisition price and redevelopment strategy. Through its network, Cityvolve connected the building owners with Geocent Technologies, and handled the lease negotiations. With Cityvolve’s input, the building owner’s transformed the tired space into a creative, attractive workspace highlighting the historic aspects of the building including exposed brick, wood trusses and concrete floors.

Cityvolve worked tirelessly to help secure the perfect new location for Fox Music, a 91-year old Charleston institution. Cityvolve, utilizing it’s experience in the development process, helped identify the potential in 4248 Dorchester Road. The 21,000 s.f. building had a robust structure, but was in poor condition after years of neglect. Cityvolve analyzed the property and helped the Fox family create a redevelopment strategy for the building. The new building provided the right space to showcase the company’s history while continuing as a forward-thinking, equipment and service provider for the music industry.

Cityvolve worked with a local real estate investor to identify and purchase 1950 Hannahan Road, a 50,000 s.f. former headquarters building and warehouse. After purchasing the building, the owner’s again entrusted Cityvolve to lease and manage the building. Within weeks, Cityvolve helped secure Palmetto Moon with a long-term lease, and managed the upfit of the building to meet their needs.  Cityvolve continues to provide value creation for this Owner through its hands-on property management services, recently managing a roof replacement project.
